Case Example: Reconstructing a Broken Chain of Title
Monmouth County, NJ — Mid-20th Century Conveyance Gap
A property presented with an incomplete and unreliable ownership history dating back several decades.
A key conveyance from the late 1960s could not be located in the county record, yet subsequent activity suggested a transfer had occurred.
Standard title review could not reconcile the gap.
The reconstruction began with the available chain and moved backward through the land records, identifying each recorded conveyance and its relationship to surrounding transactions. Tax records, indexing patterns, and related filings were used to establish continuity where the direct record was unclear.
As the chain was rebuilt, the missing interval was resolved not through assumption, but through alignment of the record itself — connecting surrounding instruments, timing, and ownership behavior.
The result was a continuous, supportable chain of ownership extending from present ownership back to its earlier source.
